Any accepted purchase offer must be accompanied by a certified check or money order for an amount representing 5% of the offered price, payable to the Hyacinth Hussette Testamentary Trust.

The promising seller will sell without any legal warranty. They do not guarantee the measurements or the location of the building, and the promising buyer will purchase at their own risk.

The promising seller will not provide any title searches, technical descriptions, location certificates, or any other title copies except those they may have in their possession.

The promising buyer will assume the sales expenses, including the cost of a copy of the deed of sale to the promising seller.

The possession of the building will be granted to the promising buyer upon the execution of the deed of sale, which must be done within a reasonable period before the notary of the promising buyer.

Tax distributions, insurance premiums, rents, and others will be made between the parties on the date and at the time of the execution of the sales contract.

The promising buyer will undertake to respect the existing leases; the promising seller will undertake to subrogate the promising buyer in all their rights under said leases.

Court authorization fees, and if applicable, fees for the discharge and removal of mortgages and other charges mentioned below, will be borne by the Hyacinth Hussette Testamentary Trust.

Since the entry into force of Article 16 of the Regulation on the conditions for the exercise of brokerage operations, on the ethics of real estate brokers, and on advertising provides:

The BROKER who has not signed a purchase brokerage contract does not represent or defend the interests of the BUYER. The BROKER works de facto for the seller.

The BROKER will provide the BUYER with objective information relevant to the transaction, particularly regarding the rights and obligations of all parties to the transaction.

You have the information to make an informed decision that is available to you either:

1- Work directly with the seller's broker and receive fair treatment;

or

2- Work with another broker who will ensure the protection of your interests.
